Vicarage Field - Development Proposals
Background
Vicarage field is a pear orchard. It is situated just to the north of the Linton Allotments in Wheeler's Lane, and to the east of Cornwallis Avenue. The size of the site is 1.9 hectares (4.7 acres). Some of it lies within the Linton Conservation area, and some just outside... it looks like this:

You can see Cornwallis Avenue to the left of the picture A229 Linton Hill to the right, and Wheeler's Lane at the bottom. It is a fair chunk of land...
It is owned by Messrs Alan Firmin Ltd, who have published proposals to develop the site by building something between 20-24 houses on the site.
No planning application has been submitted to date. Instead, they propose to request inclusion of the site in the Maidstone Local Development Framework, which is due for review in 2008.
They have drawn up one possible development scenario, for 24 houses, as follows:
